What is included with Plans purchase?​​

What is included with your set of plans may vary with each design and will be included in the description of the Plan, however generally plans will include : Detailed Plan views of each floor, Foundation Plan, Elevation views, floor and roofs layouts, cross sections and suggested electrical layout.

 

PDF Files are plans in electronic format that can be opened in a PDF viewer and are not alterable. These files can be printed to scale at various local copy and print shops (at your own expense - generally a 5 set of prints cost less than $100.00). You may make as many copies as are necessary (max 10) for the construction of one house. These designs are licensed for the construction of one house and are protected by copyright laws in Canada and the United States.

CAD Files are an electronic file option available on certain plans only and are for those that want to make modifications to the design. These files may be opened and modified using specific architectural design software by other designers or architects. (We are not responsible for designs that have been modified).

 

Can I make modifications to designs?

Yes. If you would like for us to make modifications to any of our house plans, use our contact page stating your name and contact info along plan number and with a description of the type of changes you would like to make. We will get back to you with a price quote to make the changes. For modified plans you will be billed in advance of proceeding with changes.

PDF plans are not modifiable. These files will be emailed or a download link will be provided via email after payment process is complete.

CAD files (computer aided design) are yours to make any changes by yourself or other local designer/architect using software compatible with our CAD file format. File will be emailed or a download link will be provided via email.

 

What building codes are used for the designs?

Our plans marketed on this site are a collection of designs and generally drawn to Canadian Building codes for our specific region in force at the time the design was created. Modifications may be required by your local officials to meet their adopted codes and regulations. Your building contractor has the final responsibility to ensure all local building codes at met.

Drawings are 2x6 exterior walls unless otherwise noted

As these plans are designed primarily for the Canadian market, all plans are drawn with 2x6 exterior wall framing unless otherwise noted.

 

How come no detailed Roof truss or​ floor truss details in plan?

Our drawings Do include a roof design as far as what the appearance of the roof will be including roof pitch and overhangs, and most include a preliminary floor joist plan that includes the framing location of stair openings etc. The detailed design for the roof system and floor truss system (if used) will be the responsibility of the roof truss / floor truss manufacturer or your builder.

 

Important! Please Read:

Our designs sold on this site are conceptual in nature. While all attempts are made to ensure that the designs are structurally sound and in accordance with codes and best building practices at the time and location they were created, they do not include an Engineers Stamp.

Final design of floor and roof structures including spans for beams, joists and trusses will be the responsibility of the floor / roof system manufacturer and/or your builder.

Your locations local building/engineering department may have specific requirements. Some of these requirements, including structural engineering, energy efficiency calculations, and soils reports may require additional investments on your part. Please check with your local building permit provider. Plans do not include an engineer's stamp.

The typical plan does not include any plumbing, heating, or air conditioning drawings due to the wide variety of local codes and climatic conditions. These details and specifications are readily obtained from your builder, contractor, or local vendors.

 

Why do you have both Plan Names and Plan Numbers?

Plan names used on this site are Nicknames and are not a legal description or copyrighted. Names are easier to remember when trying to go back to a plan you like so we give each plan a nickname for convenience.

 

* Please use the Plan number when ordering or corresponding regarding a plan. 

 

What is the Reverse Plan option? 

The plan is reversed (mirrored from those shown) with all text reading correctly. This option may not be available for all home plans, so please check availability before ordering. There is an additional fee for this option.

 

Can I return my order?

Sorry, there are no refunds or exchanges. All plans sold provided "as is". KQ Woodwork & Design disclaims all other warranties, expressed or implied, including merchantability or fitness of purpose.

 

How Long will my order take?

Typically, once you have made your order and payment has been processed, it will take  1-2 business days for you to receive your plan file (or download link) by email. If you have not received the email in 48 hours, please check your spam folder and/or use our contact page to lets us know you did not receive it.

 

What Payment methods are accepted?
